Entitlement Stage

Land Planning Management 

  • Solicit proposals, review and make recommendation for land planning firms
  • Manage planners’ preparation of concept plan, phasing plan, parks plan, etc
  • Manage any necessary re-zoning efforts with planner and municipality
  • Solicit proposals, review and make recommendation for surveyors needed for boundary, tree and topographical surveying
  • Solicit proposals, review and make recommendation for traffic engineers needed for Traffic Impact Analysis
  • Manage traffic engineers’ preparation and approval of Traffic Impact Analysis by municipality
  • Solicit proposals, review and make recommendation for environmental firms
  • Manage environmental firm through geologic assessment, Phase 1 environmental, wetland delineation, cultural resource investigation, etc
  • Solicit proposals, review and make recommendation for geotechnical engineering firm
  • Manage coordination with emergency service providers to serve development

Reimbursement District Formation Management 

  • Analysis of options including PID, RID, MUD, TIRZ or other possibilities
  • Recommendation of funding vehicle
  • Management of consultants (financial advisors, attorneys, engineers, planners, etc) for all necessary documentation for district formation
  • Manage negotiations with municipality for any offsite improvements required as result of district request
  • Manage any offsite improvement design required as result of district request

Civil Design Management 

  • Solicit proposals, review and make recommendation for civil engineering firms
  • Manage project engineers’ preparation and approval of civil construction drawings by municipal staff
  • Manage outside dry utility consultant preparation and approval of electric, natural gas, telephone and cable utilities designs
  • Work with project engineer to solicit bids from recommended contractors
  • Work with project engineer to prepare bid tabs and recommend contractors to Client
  • Easement coordination and recordation

Landscape Architecture (LA) Design Management 

  • Solicit proposals, review and make recommendation for LA firms
  • Manage LA preparation of construction drawings, including entry monuments, sidewalks and trails, entry gates, decorative walls, perimeter fencing and common area landscaping, including tree mitigation compliance plans and reporting with City Arborist’s office
  • Work with LA to solicit bids from recommended contractors
  • Work with LA to prepare bid tabs and recommend contractors to Client

Amenity Center Design Management 

  • Recommend amenity center budget using home quantity and competitive projects as basis
  • Determine programming and amenities based on target buyers
  • Solicit proposals, review and make recommendation for LA firms
  • Manage LA preparation of amenity center construction drawings
  • Work with LA to solicit bids from recommended contractors
  • Work with LA to prepare bid tabs and recommend contractors to Client

Miscellaneous 

  • Identify and recommend homebuilders, if necessary
  • Overall pocket park and open space planning and programming
  • LID and green infrastructure expertise
  • Green building recommendations and reporting
  • Design consultant invoice coding and approval
  • Active adult expertise and market recommendations, as needed
  • Coordination with County Commissioners and other officials
  • Communication with state entities including the TCEQ and TWDB

Development Stage

Civil Construction Management 

  • Provide weekly project updates detailing all critical issues requiring Client’s attention
  • Work with contractor and project engineer to value engineer bid as necessary
  •  Manage contract procurement throughout the project with project engineer and contractor, including review and recommendation of pay applications and change orders
  • Code contractor invoices and pay applications with accounts payable codes of Client, if desired
  • Manage all required onsite municipal meetings (precon, inspections, punch walks, etc)
  • Manage contractor throughout the life of the project via daily correspondence and weekly onsite meetings
  • Manage contractor in completion of both Client and municipal punch lists
  • Manage all municipal closeout documentation required from contractor and project engineer (concurrence letter, project summary, final costs & quantities, maintenance and warranty bonds)
  • Manage receipt of final approval by municipality

Landscape / Amenity Construction Management (both if desired, but possible to separate) 

  • Provide weekly project updates detailing all critical issues requiring Client’s attention
  • Work with contractor and LA to value engineer bid as necessary
  • Manage contract procurement throughout the life of the project with LA and contractor, including review and recommendation of pay applications and change orders
  • Code contractor invoices with accounts payable codes of Client, if desired
  • Manage all required onsite municipal meetings (precon, inspections, punch walks, etc)
  • Manage contractor throughout the life of the project via daily correspondence and weekly onsite meetings
  • Manage contractor in completion of both Client and Municipal punch lists
  • Manage all municipal closeout documentation required from contractor and LA
  • Manage receipt of final approval by municipality

Miscellaneous Construction Management 

  • Manage all landscape lot and entry construction including monuments, gates, decorative walls, perimeter fencing and common area landscaping
  • Oversight of landscape compliance plans and site furnishings
  • Review ongoing tree mitigation requirements for closeout of each phase
  • Locate postal box location and manage installation of facilities, including release of keys and address plat to local USPS office
  • Easement coordination and execution
  • Landscape and irrigation contractor management
  • Critical environmental feature, rain garden, and pond maintenance oversight

Home Production Stage

   

  • Interview HOA management companies and make recommendation
  • Prepare HOA budget through transition, including proper reserve study and funding
  • Serve as HOA directors until transition, as needed
  • Serve as Architectural Control Committee to approve homebuilder plans and home owner requests as needed
