Northwoods at Avery Ranch
Northwoods at Avery Ranch is a beautifully wooded transit-oriented development site with approximately 182 acres dedicated to residential living at its best. Because Northwoods is so well located to the northern tech employment centers, we wanted to create a place not too far from work, but a place to get away from the ordinary. This development is comprised of about 520 home sites including approximately 150 condo units and a commercial retail site along Lakeline Boulevard.
Northwoods was recently awarded the first National Green Building Standards Four-Star Award in the state of Texas. NGBS is a partner with Home Innovation Research Labs and the National Association of Home Builders. The amenity center also achieved the Five Star Austin Energy Green Building rating.

Pearson Place at Avery Ranch
Pearson Place at Avery Ranch, a 196-acre master-planned community within the award-winning Avery Ranch subdivision, will be home to over 600 families. Phases four, six and seven of Pearson Place, selling now, consist of approximately 160 lots offering 50’, 60’ and 70’ home sites. Phases five and eight, also selling now, consist of approximately 175 detached condominium units. Phases one, two and three are sold out. The Pearson amenity center was completed in 2015 and includes a club room, swimming, tennis, open air pavilion, playscape, and multi-use courts. Trio also constructed a lift station and offsite wastewater lines for the City of Austin. Trio formed a Road Improvement District with Williamson County and has completed the four-lane arterial to serve Pearson and surrounding neighborhoods.

Presidio is a new urban, transit oriented development located at the Lakeline Metro Station in north Austin. It is comprised of 180 townhomes on approximately 19 acres in the Leander Rehabilitation PUD. This highly desired, connected location will add a new line of condos to the David Weekley Homes Austin portfolio and provide an excellent location for the tech corridor employment sector housing through their Central Living brand.

The Homestead’s 340 acres is comprised of 1200-unit mix of green building rated single- family homes, detached condos, townhomes with a neighborhood retail area and office section. The Homestead will include a cohesive network of open spaces, including parks, civic greens, community gardens, dog parks, water quality areas, and trail corridors. The open space and trail system combined with the sidewalk network will be critical in establishing a walkable, inviting community connecting to the cementitious hike and bike trail system. By implementing green infrastructure, the developer will also be incorporating many water conservation methods including a rainwater collection irrigation system for common areas and residential yards. The goal is to achieve 120 gallons per capita per day as a model low impact development.

Liberty Hill, Texas
Century Communities is expanding rapidly in central Texas. This 160-unit project has completed the Phase 1 construction in the HWY 183N corridor. It is a suburban environment with excellent schools. This will be a new market in a rapidly expanding area.

Located in western Georgetown, Somerset Hills will be a master-planned community in Central Texas with a young family target buyer. The property includes approximately 400 units and is entitled single family and commercial retail. Ronald Reagan Boulevard is now open and is located across the property allowing a quick commute to North Austin. Planned to begin development in the next couple of years, Somerset Hills has all utilities to the site and a Development Agreement with the City of Georgetown. Home prices will range from $180k to $380k. Somerset Hills formed a Road District with Williamson County which covers the improvements to Ronald Reagan and the arterial roadways within the community.
